The cheapest fix with the biggest payoff
Of everything we do, this is the highest return per dollar: most wet-basement and foundation problems start with roof water landing within two feet of the footer, over and over, storm after storm. Getting downspouts underground and out to daylight — or a pop-up emitter well away from the house — removes the single largest water source before it ever reaches the foundation.
Each run is solid pipe (not the corrugated black tubing that crushes and clogs), buried below mow depth, pitched so it self-drains, ending at daylight or a pop-up that sits flush with the lawn. A typical Lancaster house is two to five runs and one day of work, restoration included. It's also the smart first step if you're not sure how big your water problem is — fix the roof water first, then see what's left.

Straight answers
What does downspout burial cost?
Runs start around $1,200 for a couple of downspouts and scale with count and distance — a whole-house job with four or five runs typically lands $2,000 to $3,500. Fixed written price per run, so you can do them all or start with the worst side.
Why not the corrugated black pipe from the hardware store?
It crushes under lawn equipment, its ridges trap silt until the line clogs, and it can't be snaked clean. Solid PVC costs a little more once and works for decades. We only bury pipe we'd put on our own house.
Won't the pipe freeze in winter?
Properly pitched solid pipe self-drains after every rain, so there's no standing water in it to freeze. That's another reason pitch matters more than depth — and another strike against corrugated pipe, which holds water in every ridge.
